5 Reasons Greenville, SC Will Thrive Over the Next Decade

1-3

What’s driving growth in the Upstate — and where the smart buyers are looking next

Over the last decade, the Upstate of South Carolina has completely transformed.

Travelers Rest evolved from a sleepy mountain stop to a vibrant outdoor-lifestyle destination. Simpsonville shifted from quiet farmland to one of the most sought-after suburbs in the Southeast. And Spartanburg — once overlooked — is now one of the fastest-growing counties in South Carolina, undergoing a renaissance few saw coming.

I've helped more than 94 families relocate to the Upstate in the last year alone, and here’s something I tell every one of them:

Greenville didn’t just get lucky — this region is strategically positioned for long-term growth.

In this article, I’ll break down 5 key reasons the Upstate will continue to thrive over the next decade, where you’ll see the biggest changes, and what this means if you’re thinking about moving, investing, or building here.

Reason #1: Major Industrial Expansion in Southern Greenville / Piedmont

New jobs, new development, and a new energy pipeline for the Upstate

Let's start south of downtown Greenville along Augusta Road, moving into northern Piedmont — an area I expect to explode in the next 5–10 years.

The catalyst? Industrial investment and job growth.

Isuzu’s $280M Manufacturing Plant

Isuzu recently announced a $280 million, 200-acre manufacturing facility on Augusta Road (7755 Augusta Rd) — producing:

  • N-Series gas & electric trucks

  • F-Series diesel trucks

  • Creating ~800 jobs

It’s another major win in a region already home to global manufacturers like BMW, Michelin, and Fuji.

Japan has invested $9.2B in South Carolina to date — and according to Japan’s Ambassador Shigeo Yamada, it’s because we share a spirit of hospitality:

“Whether over sweet tea or green tea — we make others feel welcome.”

Residential Growth to Match

This corridor — once mostly farmland — is now filling with new communities including:

  • Arden Woods (former Bonnie Brae Golf Course redevelopment)

  • Del Webb by Pulte

  • Hidden Lake Estates (Adams Homes)

  • The Reserve at Arden Woods (Meritage Homes)

  • Harrington (featured previously on our channel)

With fast access into Greenville via Hwy 25 and I-85/185, this area is just getting started.

👉 If you’re looking to buy in an early-growth area with long-term upside, keep Piedmont on your radar.

Reason #2: Greenville Continues Its Transformation

The city that started the momentum is only getting stronger

Over the last decade, Greenville went from a “hidden gem” to a nationally recognized, high-standard city — one that now has to maintain excellence.

And so far? We’re doing it.

Major Development Milestones

Some of the most transformative projects include:

  • Camperdown District — offices, retail, luxury residences overlooking Falls Park

  • Unity Park — 60+ acres reconnecting historically Black communities near downtown

  • Greenville Gateway — a 29-story mixed-use tower (tallest in SC)

Add in the Peace Center expansion, new hotels, boutique shops, world-class restaurants, and improved trail systems — and our skyline and street-level experience are changing fast.

Parks & Lifestyle Growth

For years, Falls Park was Greenville’s crown jewel — but Unity Park is a generational investment. With:

  • destinations like Methodical Coffee & The Commons

  • new play spaces, event lawns, and greenway connections

  • equitable access for surrounding neighborhoods

It sets Greenville apart as both charming and progressive.

👉 Cities with walkability, culture, and equitable growth attract talent. Greenville is delivering all three.

Reason #3: Strategic Infrastructure Investments

It’s not just growth — it’s planned growth

As more people discovered Greenville, traffic increased — and the city responded proactively.

Major Mobility Upgrades

  • I-85/I-385 interchange overhaul (2019)
→ major improvements for rush-hour traffic

  • Pelham Rd widening (recently completed)

  • Future widening from Pelham Rd toward GSP Airport

Is traffic perfect? No.
If you’ve sat on I-85 with a wreck near Pelham Rd — you know.

But strategic improvements are happening now instead of five years too late.

👉 Greenville understands that infrastructure drives sustainable growth — and is investing early.

Reason #4: Simpsonville’s Boom

From quiet suburb to economic powerhouse

In the last decade, Simpsonville’s population grew ~30%, and its local economy completely transformed.

And I’ll say this — having lived here myself — it has changed fast.

Retail & Amenities Expansion

Five years ago, the corner of Standing Springs Rd & W Georgia Rd was quiet. Now?

  • Publix shopping center

  • Chick-fil-A & McAlister’s

  • Walkable living near the YMCA

  • Dozens of new neighborhoods in 29680 & eastern 29681

Schools Rising in Demand

25 years ago, Woodmont High didn’t sit atop anyone’s list. Today? It’s one of the most requested schools in the county for suburban buyers.

And when the Swamp Rabbit Trail connects into Simpsonville? Game. Over.

👉 Simpsonville is no longer “Greenville’s suburb.” It is its own destination.

Reason #5: Spartanburg’s Reinvention

The Upstate’s comeback city — and one to watch closely

Ten years ago, Spartanburg felt quiet. Today?

  • One of the fastest-growing counties in SC

  • $600M+ in downtown investment

  • National-level redevelopment and lifestyle momentum

  • Cultural growth mirroring Greenville’s 10–15 years ago

Landmark Projects

  • New minor league baseball stadium

  • Morgan Square revitalization

  • Grain District redevelopment

  • "The Dan" — 50-mile countywide trail system

Major Employer Expansion

  • BMW’s $1.7B battery & manufacturing expansion

  • Proposed $2.8B NorthMark Strategies data center

And with major infrastructure upgrades along I-26 & Hwy 29, Spartanburg is positioning itself for regional dominance.

👉 Ten years from now, Spartanburg will be talked about the way Greenville is today.

What This Means for You

Whether you’re relocating, buying your first home, moving up, or investing — the Upstate isn’t just growing, it’s strategically compounding.

Strong industry + improving infrastructure + lifestyle investment = durable demand.

And that’s why I continue to be bullish on Greenville and the surrounding region long-term.
