So, you’re thinking about making the move to the Upstate? You aren’t alone. As a local who lives, works, and pays taxes right here in Greenville County, I know the biggest question on your mind isn’t just about the “vibes” of Falls Park—it’s about the bottom line.
Is Greenville actually affordable in 2023?
While the city itself hosts around 70,000 residents, the broader Greenville County population of 500,000 tells a story of rapid growth. Today, we’re doing a deep dive into the data (courtesy of BestPlaces.net and our own local MLS stats) to see how far your dollar stretches in the foothills of the Blue Ridge Mountains.
The 8% Discount
On a national scale, Greenville’s Cost of Living Index sits at 91.3. Translation? It is roughly 8.7% cheaper to live here than the U.S. average when you factor in housing, food, childcare, and healthcare.
To live comfortably here, the data suggests a household income of $68,000 for a family or $41,000 for a single person. However, there is one major outlier in the data that we need to address immediately: Housing.
Real Estate: The Greenville “Premium”
For the first time in our history, Greenville has exceeded the national average in the housing category.
• Median Sale Price (GGAR): $435,995 (6% higher than the national average of $413,504).
• Market Velocity: Prices in the Greenville market have surged 17.8% year-over-year, dwarfing the national appreciation rate of 3.4%.
• Competition: Homes currently average 40 days on market and typically see at least two offers.
While the entry price is higher than it used to be, the “hidden” costs of ownership here are where you actually save your money.
1. Property Taxes (The SC Secret Weapon)
Coming from Florida, New Jersey, or New York? Prepare for a pleasant shock. For an owner-occupied primary residence, you can estimate your tax burden by multiplying your purchase price by 0.57%.
• $500,000 Home = ~$2,850/year in taxes.
• Warning: If it’s an investment property, expect to pay 2–3x that amount.
2. HOA Fees
Most homes built within the last 25 years in the Upstate belong to an HOA. Unlike the $500/month fees you might see in other metros, Greenville averages $300–$600 per year. Once you cross the $350 mark, you’re usually looking at neighborhoods with a pool and playground.
3. Home Insurance & Utilities
Standard home insurance typically ranges from $800 to $1,100 annually. Monthly utilities are equally manageable:
• Power: $100–$200
• Water/Sewer: $50–$75
• Gas: $75–$100
Daily Expenses: From Gas to Groceries
Greenville shines when it comes to the “stuff of life.” Our transportation index is a low 76.2.
• Gasoline: Usually sits around $0.30 cheaper per gallon than the national average.
• Groceries: We have every major chain—from budget-friendly Lidl and ALDI to premium options like Whole Foods, The Fresh Market, and local favorite Lowes Foods.
The “Gotcha” Factor: South Carolina doesn’t require annual vehicle inspections (yay!), but we do have personal property tax on vehicles. I recently paid over $600 to register my 2021 F-150. If you own boats, RVs, or campers, budget for that annual bill.
Healthcare: A Regional Powerhouse
We aren’t just a small town; we are a medical hub. Our healthcare index (97.5) is below the national average, yet we host Prisma Health, the largest system in the state, alongside Bon Secours and Anmed. Whether you are relocating for work or retiring, the access to specialists here is top-tier.
Is Greenville Tax-Friendly for Retirees?
In a word: Extremely.
If you are over 65, South Carolina offers significant perks:
• No Social Security Tax: Keep 100% of your benefit.
• Retirement Deduction: Up to $15,000 per spouse for retirement distributions.
• Homestead Exemption: This can drop your property taxes to just a few hundred dollars a year.
• No Estate Tax: A massive win for legacy planning.
The Pro/Con Balance
Pros: Exceptional property tax rates, high-end healthcare, and a lower-than-average cost for daily goods.
Cons: Home prices are rising faster than the national average, and vehicle personal property taxes can be a “stealth” expense.
Even with the rise in home prices, the overall quality of life per dollar in Greenville remains one of the best in the Southeast. You are getting “big city” amenities (like Bricktop or Otto Izakaya) with “small town” tax bills.
