At the same time, the buying market itself has shifted, with homes now sitting for about seven and a half weeks to just over two months and sellers settling closer to 97 to 99 percent of asking instead of getting bid up over it. What Is Novant Actually Building in Greenville?

The hospital going up on Patewood Drive, just off I-385, is only part of Novant's move into Greenville. The land it bought seven months later is the piece worth watching.

Novant broke ground in August 2025 on that Patewood Drive hospital, and the project came in at $132 million. It's a 20-bed facility focused on specialized surgery, orthopedics, and outpatient care. This isn't a basic care clinic. In June 2026, Novant reached a construction milestone called topping out, meaning the building's frame is complete, and they're planning to open in late 2027.

Then, in April 2026, Novant spent nearly $45 million to buy a large part of the old TD Bank campus off I-85, close to Woodruff Road. We're talking about nearly 60 acres around Carolina Point Parkway, an area where many of our clients stay when they visit Greenville if they choose not to stay downtown.

Novant hasn't officially announced what they're going to build there yet. There's no confirmation of a research lab, a life science hub, or an additional hospital. It's a large piece of land waiting on a plan, and that's actually what makes it a bigger opportunity than the hospital itself. My own guess is that it'll end up being a campus that complements their hospital, eventually an emergency center and a place to consolidate a number of their physician clinics over the next 10 years, but that's my read on it, not anything Novant has confirmed. We already know what the 20-bed hospital will offer. An undeveloped 60-acre property in one of the fastest-growing parts of the Upstate could become almost anything.

Greenville gives Novant a clear reason to be here in the first place. It's already one of the fastest-growing metro areas in South Carolina, with the population up by double digits over the last five years. Novant saw that growth and made its move. This area wasn't sitting empty waiting on Novant either. It was already one of the busiest medical and commercial areas in the Upstate, and that's exactly why it caught their attention.

There's another piece to this worth knowing about. South Carolina is expected to face a shortage of more than 3,000 doctors by 2030. That's a statewide problem, and more hospital competition here could help people moving to the area, including retirees who care about access to healthcare. More beds, more specialists, more options, that's the real upside here, without needing to lean on a hyped-up job number Novant hasn't actually given.

What Does This Mean for Simpsonville, Mauldin, and Fountain Inn?

Every morning, there's a steady stream of cars merging onto I-385 from Simpsonville, Mauldin, and Fountain Inn, all headed toward the same stretch of Woodruff Road. Medical jobs tend to bring more housing demand to the suburbs with the easiest highway access, and that's exactly what we're seeing here.

Simpsonville is where I'm seeing the most action. The median sales price in Simpsonville this year is $399,000, though days on market are up slightly, which is giving buyers, on average, more time to make sure the home they're purchasing is the right one. Simpsonville has also grown enough at this point to feel like a city of its own, not just a bedroom community. Heritage Park is in Simpsonville and features an amphitheater that brings in national touring acts. Nearby, Conestee Nature Preserve is a separate 400-acre wildlife preserve along the Reedy River, with trails, wetlands, and plenty of wildlife.

Fountain Inn and Mauldin both give you a direct highway route to the medical district, without paying the higher prices you'll find closer to Augusta Road or North Main. Fountain Inn real estate prices tend to run in the mid $300s and still have that small, historic downtown feel. Mauldin real estate prices sit a bit lower than most suburbs, with an average sales price of $300,000 this year. The commute from this area to Patewood is manageable outside rush hour, around 15 to 20 minutes, but that number changes fast during rush hour. I-385 backs up for a few miles where it feeds into town, and traffic can slow to 10 or 20 miles an hour. On a good day, the drive takes about 30 minutes. On a bad day, it's closer to 45.

Fountain Inn comes with a lower price and a longer drive, closer to 25 or 30 minutes even outside rush hour. Mauldin may be the overlooked option in this group. It's close to Woodruff Road, the commute is practical, and it hasn't gotten nearly as much attention as Simpsonville, which makes it one of the better values in this area right now. The only downside to Mauldin is that Butler Road and the intersection of Laurens Road and Butler Road can be extremely busy at rush hour.

The site Novant just bought sits right on the edge of this same area, close to CU-ICAR. Whatever gets built there later gives buyers another reason to keep watching these southern suburbs.

What About Greer and Travelers Rest for Buyers Who Want More Than a Short Commute?

Not every doctor moving here wants a highway commute and a new subdivision. Some want a front porch near a walkable Main Street, and that leads to a different kind of search.

Greer is the one worth paying attention to here. It has one of the most popular downtowns in the Upstate right now, with a walkable stretch of restaurants and shops that has changed over the last several years. The city also has an easy commute to the TD Bank land off I-85 and to Patewood, where Novant is building their hospital, so if Novant ever builds something bigger on that land, this area will be in one of the best spots for it. It's also close to GSP International, which helps if you fly in and out for work as often as you commute to a hospital.

The average sales price in Greer this year is $437,000, and the median sales price is $365,000. That stark difference shows there are a number of higher-end communities in Greer for families and retirees with healthier incomes to consider, and the same is true for folks who live more modestly. Plenty of properties have hit the market this year, averaging around two months before they sell, which still gives buyers good value compared with in-town Greenville.

Travelers Rest offers something different. This is the town for someone who wants the Swamp Rabbit Trail right outside the door and that small mountain town feel. The trail runs roughly 20 miles all the way into Greenville, and Travelers Rest sits at its northern end. Furman University's campus is just down the road too, adding a college town feel to the mountain setting. Prices in Travelers Rest have climbed toward the low-to-mid $500s. I'll be straight with you, though, the commute from Travelers Rest to either Novant site isn't great. It's closer to 30 minutes or more, and it gets worse during peak times. The lifestyle is what draws people there, even with the longer commute.

What Does the 2026 Market Actually Look Like for Buyers?

Two years ago, the advice I'm about to give you would've gotten you laughed out of a listing appointment. Back then, homes were gone in a weekend with no inspections and multiple offers over asking. That's not the market you're stepping into anymore.

We're in a balanced market across Greenville County right now. Total inventory has climbed noticeably compared to last year, depending on the month, and homes are sitting on the market for about seven and a half weeks to just over two months. Buyers have real room to breathe. Buyers are negotiating closing costs these days, putting their line in the sand, and not settling.

Based on our own transaction data, sellers across our market are still getting close to 99 percent of the asking price. The buyers we represent are negotiating that down to closer to 97 percent. That gap puts real money back in your pocket as our client, and even our own buyer clients didn't have that kind of room five years ago.

So buyers don't have to panic buy anymore. You can take your time, choose the commute that fits your life, and find a home that fits your budget without settling because you're afraid you'll lose it.
