Location & Accessibility

Greer sits northeast of downtown Greenville and stretches from the mountain-framed Lake Robinson area down toward Five Forks. Depending on where you land, the commute to downtown Greenville is anywhere from 20 to 35 minutes.

  • Closer to the mountains? Expect longer drives, with two-lane country roads.

  • Closer to Pelham Road or I-85? You’ll have quick access to downtown, BMW, Michelin, and GSP International Airport.

Simpsonville, southeast of downtown, spreads east to west with two main zip codes: 29681 (east side) and 29680 (west side). Commute times to downtown average 20–30 minutes via I-385, making it a convenient suburban hub with easy access to Greenville’s shopping and job centers.

👉  If you travel frequently or work near BMW or GSP, Greer offers unbeatable convenience. If your life revolves around suburban amenities and I-385, Simpsonville might be the better base.


Lifestyle & Vibe

Greer has a mix of small-town charm and outdoor access. Its revitalized downtown features coffee shops, breweries, and restaurants, but it’s smaller than Simpsonville’s. Just minutes away, you’ll find Lake Robinson, Paris Mountain State Park, and the Cherokee Foothills Scenic Highway — some of the best outdoor escapes in the Upstate.

Simpsonville feels more family-oriented and suburban. Downtown Simpsonville has grown into a lively center with restaurants, the famous Ice Cream Station, a seasonal farmer’s market, and concerts at Heritage Park Amphitheater. Many neighborhoods are master-planned with sidewalks, pools, and playgrounds.

👉 Love outdoor adventures and mountain views? Greer. Prefer polished suburban conveniences and a larger community hub? Simpsonville.


Schools & Education

Both suburbs are part of the Greenville County School District, South Carolina’s largest. But zoning makes a big difference.

  • Greer Schools:

    • Highly rated: Riverside High, Riverside Middle, Buena Vista Elementary.

    • Northern/rural Greer: Blue Ridge High.

    • Fun fact: Riverside High was originally built alongside Michelin’s U.S. headquarters move in the 1970s and remains one of the state’s top schools.

  • Simpsonville Schools:

    • 29681/Five Forks: Monarch and Bells Crossing Elementary, Beck Academy, JL Mann or Mauldin High.

    • 29680: Bryson Elementary, Rudolph Gordon, and Woodmont High.

Private and charter options like Southside Christian and Greenville Tech Charter are easily accessible in both areas.

👉 If schools are your top priority, let’s look at zoning together — it can literally vary by street. Both areas offer excellent options.


Housing & Affordability

Both markets are competitive, but there are clear distinctions in style and pricing.

  • Greer Housing:

    • Mix of brick ranches, new subdivisions, and estate-style properties.

    • Entry-level: mid to upper $200s.

    • Average: $400K.

    • Luxury: up to $2M+ (Lake Robinson, Pelham Falls).

    • In the last six months: ~760 homes listed, average price ~$400K.

  • Simpsonville Housing:

    • More master-planned, HOA-driven communities.

    • Entry-level: low $300s.

    • Average: $430K.

    • Luxury: up to $2.2M (Lost River, Southpointe Cottages).

    • In the last six months: ~50% more inventory than Greer, average price ~$430K.

👉 Greer = more variety and affordability. Simpsonville = newer, uniform, amenity-rich neighborhoods.


Commute & Daily Convenience

  • Greer: Close to BMW, GSP, Pelham Road, and I-85. North Greer (Lake Robinson) = peaceful, but further from shopping. Prisma Health Greer Memorial is the main hospital.

  • Simpsonville: 5–10 minutes to grocery stores, gyms, and restaurants. Anchored by I-385, with excellent access to downtown Greenville and medical care at Hillcrest Hospital.

👉 Frequent flyer or industrial employer? Greer. Prefer suburban ease with Costco and coffee shops minutes away? Simpsonville.


Growth & Future Development

  • Greer: Expanding east and south, with new neighborhoods and road improvements. Still maintains a more rural, spread-out feel.

  • Simpsonville: Rapidly growing, especially Five Forks and 29680, with new schools, grocery stores, and neighborhoods fueling its suburban buildout.

👉 Greer = evolving with space to spread. Simpsonville = denser, polished suburban growth.


So, Greer or Simpsonville?

  • Choose Greer if: You want affordability, proximity to BMW or GSP, or quick access to hiking and mountain views.

  • Choose Simpsonville if: You want suburban ease, newer neighborhoods with amenities, and a strong family-friendly vibe.
