If you’re considering a move to the Greenville, South Carolina area, you’ve probably already heard about downtown’s charm, the thriving job market, and the Upstate’s access to the Blue Ridge Mountains. But here’s the truth: most people don’t end up living in downtown Greenville. Instead, they find their forever home in one of the incredible suburbs that surround the city.
As someone who’s helped more than 100 families relocate to the Upstate just this past year, I can tell you firsthand — the right suburb can make or break your move. So let’s dive into the Greenville suburbs that my clients love most: Simpsonville, Travelers Rest, Eastside Greenville, Powdersville, and Boiling Springs.
Simpsonville: Greenville’s Most Comprehensive Suburb
Where it’s located: Simpsonville sits just north of Fountain Inn, covering zip codes 29680 and 29681.
29681: Five Forks, Adams Mill Road, Scuffletown Road, and East Georgia Road.
29680: West Georgia Road, Standing Springs Road, Neely Ferry Road, and Harrison Bridge Road.
Population: About 30,000, and growing fast since 2020.
Simpsonville is one of the most complete suburbs in the Greenville area — everything you need is right here.
Conveniences
Fairview Road: Target, Lowe’s, Chick-fil-A, Starbucks, and even local favorites like Stella’s Southern Brasserie.
Harrison Bridge Road: A wave of new development with Another Broken Egg Café, Culver’s, car washes, doctors’ offices, and childcare.
Neighborhoods & Price Points
Under $400K: Nearly 300 homes hit the market in the past six months — 200 single-family and just under 100 townhomes. Think 1,000–2,800 sq. ft., averaging around 2,000 sq. ft.
$400K–$800K: Another 300 homes, averaging around 3,000 sq. ft. Popular neighborhoods include The Settlement (new construction by Dream Finders), Waverly Hall, Holly Tree (around Holly Tree Country Club), and highly sought-after communities like Stonehaven and Five Forks Plantation.

Expert Verdict: If you want a suburb that has it all — schools, conveniences, and neighborhoods ranging from starter homes to gated luxury estates — Simpsonville should be at the top of your list.
Travelers Rest: Small-Town Charm Meets Outdoor Adventure
Where it’s located: About 15 minutes north of Greenville.
Population: Around 10,000 people.
Travelers Rest (locals call it “TR”) has transformed into one of the Upstate’s coolest small towns, thanks to its blend of mountain scenery, outdoor lifestyle, and growing food and retail scene.
Conveniences
Nature: Blue Ridge Mountains right in your backyard, plus the Swamp Rabbit Trail running through town.
Shopping & Dining: Cherrydale Plaza with Ingles, Five Guys, TJ Maxx, and the Social Cigar Lounge.
Highways: Highway 11 (one of the Southeast’s most scenic drives) and Highway 25 to Asheville.
Neighborhoods & Price Points
Under $400K: Less than 100 properties in the last six months. Mostly older single-family homes and newer townhomes in communities like Hawkins Park, Gateway Village, and Sunny Slopes.

Boiling Springs: Spartanburg’s Fastest-Growing Suburb
Where it’s located: North of Spartanburg, about 45 minutes from Greenville.
Population: Just under 15,000.
Together with Inman, Boiling Springs is one of the Upstate’s fastest-growing areas. Spartanburg is investing millions into infrastructure, including downtown’s Alliance Project with hotels, offices, and a new baseball stadium.
