It's one of the most desirable towns in not just the Upstate, but all of South Carolina.
That desirability comes with a real cost. So far this year in 2026, only 372 properties have come to market in Travelers Rest, and because of the limited inventory and the high degree of desirability, the average sales price here is among the highest of any suburb around, sitting at $560,000. Compare that to Greer, which has seen over 1,100 properties come to market so far this year (Greer does have a larger footprint, but still, that's a significant difference), where the average sales price so far this year is $433,000, over $100,000 less.
Travelers Rest isn't for everybody, and that's okay. But if you're looking for small town character, easy access to the outdoors, and a short drive to Greenville, it's easy to see why so many people choose to live here and stay here.
Where Travelers Rest Actually Is
If there's one thing that really sets Travelers Rest apart, it's the location. It sits at the northern edge of Greenville County, right where the foothills start giving way to mountain terrain.
Downtown Greenville is usually about 15 to 20 minutes away depending on traffic, so you're still close to restaurants, shopping, and everything happening in the city. But life here has a different rhythm. The Poinsett Highway, US 276, runs right through the middle of town and tells you a lot about the area. Head south and you're in downtown Greenville in less than 20 minutes. Head north and you're on your way to the Blue Ridge Mountains and western North Carolina in about 35 minutes.
That's a big reason people end up here. Greenville is close, the mountains are close, so you don't have to choose one or the other.
The terrain changes as you move north. The hills get steeper, the roads get more scenic, and the landscape looks different than what you'll find farther south around Simpsonville or Fountain Inn. But a big part of what draws people to Travelers Rest starts right in the middle of downtown.
The Small Town Feel Downtown
A lot of towns this close to a growing city end up losing the character that made people want to live there in the first place.
Travelers Rest has managed to hold onto it. It's close to Greenville. Home values have increased. New development has come in. Those are the same things that have changed plenty of towns across the country. But TR still has its own identity, and downtown is a big part of that.
Main Street is lined with local restaurants, coffee shops, small businesses, galleries, and community gathering spots. The town invested in what was already there instead of replacing it with the same national chains you see everywhere else.
It has also become a popular place for cyclists, hikers, people who love the outdoors, and people who want easier access to the mountains while staying close to Greenville. Some of the most beautiful spots in the Upstate are less than an hour away.
And when it comes to restaurants and local food, Travelers Rest holds its own too.
Food, Coffee, and Local Favorites
For a town this size, Travelers Rest has built a strong local food and coffee scene. Most of these businesses started right here and are still locally owned today.
Leopard Forest Coffee Company has been roasting coffee here since the early 2000s and is still a local favorite. I think Leopard Forest rivals any coffee shop in the Upstate, even the giant, Methodical Coffee, which has been named one of the best coffee roasters in the entire United States. And then you've got Bridge City Coffee, right on Main Street next to the Swamp Rabbit Trail. In 2024, it was named Micro Roaster of the Year by Roast Magazine.
There's also a restaurant with a menu that changes with the seasons and focuses on ingredients sourced from local farms. It's called Topsoil Restaurant, and you'll find it at the historic Williams Hardware building downtown. The chef behind it was recognized as a James Beard semifinalist for Best Chef Southeast, which tells you the level of food they're putting out there.
Restaurant 17 at Hotel Domestique is another one that offers a different experience, with mountain views, a boutique hotel setting, and a menu influenced by European cuisine. It's definitely worth checking out. Community Tap has also become a pretty popular spot for craft beer and wine, with more than 20 taps and a strong local following.
Healthcare matters too for a lot of people, and Prisma Health opened an urgent care facility in Travelers Rest in 2024, giving residents another local option for care seven days a week.
But one of the biggest draws in Travelers Rest runs right through the middle of town.
The Swamp Rabbit Trail
The Swamp Rabbit Trail is one of the biggest attractions in Travelers Rest.
Today, the trail network stretches for about 28 miles and continues expanding into different parts of Greenville County. The main route runs from Travelers Rest, past Furman University, through downtown Greenville, and down toward Conestee Park. The trail follows the old Greenville and Northern Railway corridor and runs through some of the most scenic parts of the Upstate. It's paved, relatively flat, and works for walking, running, biking, and strollers.
For many neighborhoods in Travelers Rest, access to the trail is part of everyday life. Some residents can leave their house, get on the trail, and ride to coffee shops, restaurants, breweries, parks, and even downtown Greenville without getting in a car. One of our favorite routes on the trail is parking at Unity Park, heading north about a mile to the Swamp Rabbit Cafe for a coffee and a sandwich, and walking back.
The network continues to grow as well. New sections have added connections around Travelers Rest, and additional extensions are already being planned in other parts of the system. The yellow line now runs up against the newer community Whitehawk Meadows, where we've had some clients purchase a home largely due to the fact that the trail was right there behind their home.
The trail sees hundreds of thousands of users every year. If you'd like to try it yourself before making a move, Sunrift Adventures offers bike rentals right in downtown, steps from the trail. For cyclists, runners, and people who spend time outdoors, having this kind of access right outside your neighborhood is a huge thing.
And the trail is only part of what you have access to from Travelers Rest. The mountains are right up the road, and the lakes and state parks aren't far away either.
Outdoor Access
Living in Travelers Rest puts a lot within reach.
Paris Mountain State Park is a short drive away. It covers over a thousand acres and has hiking trails, mountain biking trails, different lakes, and a swimming area during the warmer months. It's the kind of place people can visit before work, after work, or on a free afternoon without making a full day out of it.
Lake Keowee and Lake Jocassee are about 45 minutes west. Keowee is known for its clear emerald green water, boating, and waterfront homes. Jocassee sits farther into the mountains and offers a more natural setting, with steep shorelines and wide mountain views. A popular state park is Devils Fork State Park, on the southern shore of Lake Jocassee, with a beach that looks out over the lake and the Blue Ridge Mountains.
You've also got Pisgah National Forest, about an hour and a half away in North Carolina. For hikers, campers, mountain bikers, and anyone who enjoys spending time in the mountains, it's one of the best outdoor destinations in the region.
Asheville is also about an hour north. Some people head there for restaurants and breweries. Others go for concerts, shopping, or a weekend trip. Sierra Nevada's East Coast brewery is nearby in Mills River, and there are different wineries closer to Travelers Rest as well, including Wellborn Winery, Eagle Mountain Vineyards, and Kennington Family Winery.
Between the trail, the lakes, Paris Mountain, Pisgah, Asheville, breweries, wineries, and downtown Greenville, there is a lot within reach. Basically, if you're bored living here, that one may be on you.
That's everyday life for a lot of people who choose to live here. And there's one newer development here that's drawing a lot of interest from people moving to Travelers Rest.
This town also knows how to bring people together, and a lot of that happens in just one place.
Parks and Community Events
Trailblazer Park has become one of the main gathering places in Travelers Rest.
The Farmers Market takes place there every Saturday from late April to September and brings together dozens of local farmers, food producers, and vendors during the whole season. It's one of the events people look forward to every year. Apart from the TD Saturday Market in downtown Greenville, the farmers market in Travelers Rest is the most popular one in the Upstate. The town also hosts a Wednesday market, which isn't something you see very often in a community this size.
And the calendar doesn't stop with the markets. Around summer, Trailblazer Park hosts concerts, community events, and outdoor activities that bring people together. The Swamp Rabbit Trail adds even more activity. It's pretty common to see running groups, cycling clubs, and community rides. People don't need to wait for the weekends or special events to do these kinds of activities either. Parks and green spaces are easy to get to from most parts of town.
For a lot of families, that sense of community is a big draw. And the schools give them another reason to take a closer look at Travelers Rest.
Schools and University Access
The town is part of Greenville County Schools, the largest school district in South Carolina.
For elementary school families, Gateway Elementary is one of the schools people often ask about. It holds an Excellent rating on the South Carolina School Report Card, and then there's Paris Elementary, which is just south of Travelers Rest. Travelers Rest High School is right in town and has built a solid reputation within the district.
Then there's Furman University, which sits right on the southern edge of town. The campus is connected to the Swamp Rabbit Trail and has become one of the most popular places in the Upstate. It also brings arts, culture, and educational opportunities. Besides, Furman is consistently ranked among the top private universities in South Carolina, and for some buyers, being just a few minutes from campus is a major advantage.
North Greenville University is another nearby option. It's located in Tigerville, about 10 to 15 minutes north of Travelers Rest, and brings students and families into this part of the Upstate as well.
Living close to these campuses isn't unusual here. Whether it's work, family, or time spent on campus, being close to the universities can play a role in where people decide to buy a home.
A neighborhood that has become a popular choice for buyers looking for that kind of convenience is called Carillion, and there's also the newer development called Pinestone.
Pinestone and New Development
Pinestone is one of the largest recent developments in Travelers Rest and gives you a good sense of how the town has grown over the last several years.
The project transformed about 45 acres of former industrial and warehouse property near the base of Paris Mountain into a mixed use community with homes, townhomes, apartments, businesses, and office space all in one area. The development was built with direct access to the Swamp Rabbit Trail, which makes sense given how popular the trail is around here.
Construction has been underway since around 2022, with much of the community already established and people already living here. Some newer phases are still coming online, so there's still some fresh inventory moving through.
Residents have access to amenities like a pool, fitness center, dog park, outdoor gathering spaces, and walking paths. For buyers looking for newer construction, Pinestone is a solid option. It's close to downtown, close to shopping and restaurants, and offers a different option from some of the older neighborhoods around Travelers Rest.

There are a few tradeoffs buyers don't always think about until after they've moved here, so let's get into who Travelers Rest tends to fit best first, because it's not the right fit for everybody.
Who Travelers Rest Is Right For
By this point, you've probably noticed that Travelers Rest tends to attract a certain type of buyer.
Some people come here because they want easier access to the outdoors. Having Paris Mountain nearby, the lakes within driving distance, and places like Pisgah National Forest and Asheville close enough for a day trip is a big part of the appeal. Others spend a lot of time on bikes, running trails, or being outside in general. Travelers Rest gives them opportunities to do that as part of everyday life rather than only on weekends.
Then there are people who enjoy local restaurants, coffee shops, breweries, wineries, and smaller businesses. That's a big part of what draws them here in the first place.
Travelers Rest also gets attention from buyers who want a smaller town feel without giving up access to Greenville. Being able to get downtown in about 15 to 20 minutes works well for people who want both.
For some buyers, Furman University or North Greenville University is part of the reason they're looking here too. Being close to campus can move Travelers Rest higher on the list.
And for people coming from flatter parts of the country, the landscape stands out. Rolling hills, mountain views, and winding roads are part of daily life around here.
But before anyone decides whether it's the right fit or not, there are a few trade-offs worth knowing about as well.
The Trade-Offs to Know
Travelers Rest has a lot going for it, but there are a few things you'll want to know before moving here.
One of them is the commute. Getting downtown, it's not bad at all. But if you're driving every day to Woodruff Rd, the airport area, or the eastern and southern parts of Greenville, it can take you about 30 to 40 minutes depending on traffic.
The next thing is inventory. Travelers Rest isn't a large town, and there are only so many homes available at any given time. You'll also notice there aren't as many large retail centers as you'll find in places like Simpsonville or Five Forks. However, several new construction commercial spaces have come to market with tenants already in place, like the urgent care we talked about, Chipotle, and now Caribou Coffee. The essentials are nearby, but some errands may take a little more planning than they would in other parts of the Greenville area.
On the real estate side, here's how it tends to break down by price. If you're shopping below $350,000, your options in TR are truthfully going to be limited. However, there is a townhome community a bike ride away from the Swamp Rabbit Trail called Gateway Village, which we've sold several homes in, and I love this community. Under $500,000 you have communities like Glenview Park across the street from the Swamp Rabbit Trail, Northcliff, and Whitehawk Meadows. Under $800,000 you have communities like Breckenridge, Pinestone, Echo Grove, and Cherokee Valley. A million or more, you're going to be focused on The Cliffs Valley and Mountain Park, and then your property will most likely not be in a community but a custom build or semi custom build with a little bit of property and lots of privacy.
For buyers whose main goal is getting as much house as possible for the money, Simpsonville, Greer, and Fountain Inn tend to stretch a budget further.
Prices have followed the demand. More people want to live here, and there aren't that many homes available at any given time. For some buyers, that's worth it. Others decide they'd rather get more house for the money somewhere else in the Upstate.
